Paul Brinckman Team have compiled an essential Buyers checklist to assist you in buying your home!

  • Arrange finance pre-approval through your mortgage broker/bank/financial institution. By organising your finances you will be in a position to commit to a purchase - either by auction or sale. (See the 'Need Finance?'tab on this website for more information including a repayment calculator)
  • Decide on the location where you would like to live.
  • Research property sales in your chosen area by checking your local newspaper, real estate websites and offices and attending as many open homes as possible. This will give you a first hand look at the market ensuring you make an educated decision when you go to buy your home
  • Inspect homes that you would be interested in, making notes on each property (ie. inclusions such as a/c, dishwasher etc.) & obtaining a brochure from the selling agent. You will no doubt be viewing many homes in this time so it is best to take your own notes to jog your memory.
  • Consider whether this home suits your personal needs, for example -close to work, schools, transport, shops and parks.
  • Introduce yourself to the selling agent and indicate your interest in the home. You may wish to request a Form 27c Disclosure to Buyer and a Form 30c which outlines your 5 day cooling off period.
  • Choose a reputable Solicitor or Property Convayancer and a Building & Pest inspector.
  • Submit written offer and sign a Contract of Sale making note of any special conditions.
  • Prepare to pay deposit and when you do make sure you obtain a Trust Account reciept for your records.
  • Selling agent submits and negotiates your offer with the Seller.
  • The negotiated offer is accepted by the Seller and the selling agent will contact you to advise acceptance or negotiated terms.
  • From the Date of Contract you have: 5 business day cooling off period, 7 day Building & Pest Inspection clause, 14 day Finance clause and a 30 day Settlement, unless otherwise agreed by the Seller and yourself.
  • 3 days prior to Settlement a pre-settlement inspection is encouraged to be undertaken. This can be arranged by contacting your the selling agent.
  • Settlement takes place. CONGRATULATIONS you are ready to move into your new home.
